Building Permits
Planning a home improvement project soon? Check with the Clerk if a permit is required BEFORE you start.
Building permits are necessary for most residential improvements that are not cosmetic in nature. The Village Clerk will issue a Zoning Authorization for all projects needing permits and then send the applicant to St. Louis County, whom we contract with for plan review, issuance of the building permit, and subsequent inspections. The application for a Municipal Zoning Approval can be found on the St. Louis County Government website.
The Building Commissioner must review and approve plans for any projects before they can begin. Several types of residential projects require Zoning Authorization, but do not require a building permit. These projects include:
- The construction of an accessory building no larger than 120 square feet in size
- The erection of a fence up to 6 feet in height
- The erection of a fence up to 6 feet in height
The Village will place a Stop-Work order on any projects not properly permitted.
Storage Pods & Dumpsters
A permit is always required to have a storage pod or dumpster placed on any property or street in the Village. The application for a storage pod or dumpster is below under the 'Current Residents' tab.
Occupancy Permits
An occupancy permit is required whenever there is a change in occupancy or a change in ownership of a residential or non-residential structure. An inspection of the structure and premises is required prior to the issuance of an occupancy permit.
BEGINNING SEPTEMBER 3, 2024, all inspections for occupancy are handled by St. Louis County Division of Public Works . Once the inspection has been completed and the property has “passed”, the occupancy inspection report is released to the person who paid for the occupancy inspection and the Village Clerk. Due to high volume, St. Louis County Division of Public Works may not include the Village as a recipient of the results. Therefore, it is the responsibility of the person who paid for the inspection to ensure the Village is in receipt of the inspection report. Once the “passed” inspection report is received by the Village, the Clerk will issue the Occupancy Permit to the purchaser and/or new occupants. The occupancy permit application is below under the 'NewResidents' tab. Please ensure enough time is given for this process (at least 30 days).
